Your roof plays an important role in protecting your commercial building and its contents. And while commercial roofs typically have a long lifespan, there always comes a time that it needs replacing to ensure your building stays water-tight.
There are a number of different materials to choose from when it comes to replacing a commercial roof. We always highly recommend TPO roofing to our clients. It’s one of the most common roof types of commercial facilities for good reason – TPO has some of the best energy savings for single-ply membrane roofing, and a long lifespan.
What is TPO Roofing?
TPO is a type of single-ply membrane roofing, and is one of the fastest-growing types of commercial roofing material on the market today. TPO roofing systems are a single layer of synthetic membranes and reinforcing scrim used to cover flat roofs. These membranes come in multiple widths, making it easier to install TPO on a variety of commercial building sizes. It also helps roofing installers create a roof with fewer seams, which means fewer areas where your roof can fail over time.
The quality that interests most business owners when it comes to TPO is its naturally reflective surface, which helps resist UV rays and reduce overall building cooling costs. The material it is made from is also highly durable, able to resist dirt & algae buildup, as well as punctures and tears.
How Do You Install TPO Roofing?
TPO installation begins with prepping the existing roof by first cleaning it, and, if needed, removing any existing covering. Next, the TPO material is rolled out on the roof and secured to the cover board with a mechanical tool or adhesive. To complete the TPO installation process, and insulate the roof, a hot air gun or hot air welder is used to seal the seams of the TPO material together.
How Long Does TPO Last?
In general, a TPO roof will last 15 to 20 years – if you’re good about getting yearly or twice-yearly inspections. Regular inspections help to identify issues before they get out of hand, enabling you to simply pay for a repair rather than having to think about replacing your roof again.
